Common questions
How is a monthly mortgage payment calculated?
The core payment (principal and interest) comes from the loan amount, the interest rate, and the term using a standard amortization formula. On top of that, most homeowners pay property taxes, homeowners insurance, and — on FHA loans or with less than 20% down — mortgage insurance. This calculator adds all of those so the number you see is the real monthly cost, not just the loan payment.
What down payment do I need to buy a home in Southern California?
Less than most people assume. Conventional loans can go as low as 3% down, FHA allows 3.5%, and down-payment assistance programs can cover part of it. A bigger down payment lowers the monthly payment and can remove mortgage insurance — the calculator lets you compare both paths.
Is this calculator a loan approval or a rate quote?
No. It's a free planning estimate using sample rates. Your actual rate depends on your credit, income, and loan program, and rates change daily. For a real quote, Miguel A. Vazquez (NMLS-licensed, bilingual) can pre-qualify you at no cost.
