Financing is provided through our mortgage affiliate Home Central Financial (NMLS #1181137, broker Miguel A. Vazquez NMLS #401212). A pre-qualification is an estimate based on the information you share — not a loan approval or a commitment to lend.

Buyer questions, answered straight
Does it cost me anything to have a buyer's agent?
In most transactions the buyer's agent commission is negotiated as part of the deal. Miguel explains exactly how compensation works for your purchase before you sign anything — no surprises.
Can I buy a home with an ITIN instead of a Social Security number?
Yes. Through Home Central Financial, ITIN buyers have real financing paths, including FHA-style low-down-payment options. Miguel handles both the loan side and the real estate side.
How much do I need for a down payment?
Many first-time buyers put down far less than 20% — some programs start around 3–3.5%. Your budget conversation with Miguel covers down payment, closing costs, and monthly payment together.
Do I need to be pre-approved before touring homes?
It's strongly recommended — sellers take offers with financing lined up more seriously, and it keeps your search inside a realistic budget. Because financing is in-house, pre-approval is usually fast.
