A sponsoring broker for your California real estate career
Home Central Realty is a bilingual brokerage in Downey for new and experienced California real estate agents. Talk with broker Miguel Vazquez about responsible-broker affiliation, mentorship, commission splits, and the costs of joining. A salesperson must hold a valid license and have the required responsible-broker relationship in place before performing licensed work.
Choosing your first real estate brokerage?
Separate three decisions: getting your California license, choosing a responsible broker, and agreeing on the services and fees. These guides help you compare the options before applying.
How to become a real estate agent in California
New-agent brokerage and sponsorship questions
Does Home Central Realty work with new real estate agents?
Yes. New agents can discuss the standard 80/20 track with Miguel, including transaction shadowing and one-on-one mentorship at no charge. There is no closed-transaction quota on the standard track. Acceptance, affiliation, and all applicable terms must be confirmed before you begin licensed work.
What does a sponsoring broker do in California?
A responsible broker supervises a salesperson's licensed activities. Sponsorship is not an alternative to the DRE license, required coursework, examination, or background review. A salesperson may hold a license without a responsible broker, but cannot perform activities requiring that license without the required broker relationship.
What commission split does Home Central Realty offer?
The standard track is 80/20 with no closed-transaction quota. The 90/10 performance track is for a proven production record, generally 12 or more closed transactions a year, subject to discussion with Miguel. A minimum $150 errors-and-omissions charge applies per closed transaction. Review the written agreement and all applicable fees; a split is not a take-home earnings guarantee.
Can I speak with a broker before I get my California license?
Yes. You can ask about mentorship, expectations, and affiliation while completing your courses or preparing for the exam. That conversation does not authorize unlicensed activity, promise acceptance, or bypass DRE approval.
Can I join as a part-time real estate agent?
Discuss your actual availability with Miguel before applying. Part-time work does not reduce licensing, supervision, disclosure, or client-service obligations. Confirm whether your schedule fits the brokerage's requirements; this page does not promise acceptance of every part-time arrangement.
Where is your sponsoring brokerage located?
Home Central Realty's office is on Florence Avenue in Downey, California. The careers page lists the office address and contact options. Ask about onsite and remote-friendly arrangements within Southern California; remote work does not remove responsible-broker supervision requirements.
