How fast will my home be on the MLS?
The online part takes about 10 minutes: property details, plan choice, paying the one-time fee securely by card, and e-signing the listing agreement. Miguel then verifies your information and enters the listing in the CRMLS — typically live within one business day of receiving your photos.
Do I really keep 100% of the listing side?
Yes. You pay the one-time flat fee ($99–$449 depending on plan) and no listing commission. Whether to offer a buyer's-broker fee is your call — it's negotiable, you set it in your listing information, and it's only paid through escrow if a sale closes with that buyer's broker.
Which sites will my home appear on?
Your listing goes in the California Regional MLS (CRMLS) — the same database agents use — and syndicates automatically to the major portals that republish MLS listings, including Zillow, Redfin, and Realtor.com. Buyers and their agents see it exactly where they see every other listing.
Who handles calls, showings, and negotiation?
You do — that's what makes the fee flat instead of a percentage. Buyer inquiries go to you, you schedule your own showings, and you negotiate directly. On the Pro plan, Miguel reviews the contract when offers come in and is a phone call away; if you decide mid-way you'd rather have full representation, you can switch to full service and the flat fee is credited (that credit is written into the agreement).
Is there anything due at closing — any hidden fees?
No. The one-time fee you pay by card is the only money Home Central Realty ever collects on this listing — $0 at closing, no percentage of your sale price, no minimum commission, no 'compliance' or 'technology' fees. (You'll still have normal seller closing costs like escrow, title, and county transfer tax — those go to those companies, not to us.)
Can I change my price or listing details later?
Yes, and it's free — no per-change fees. Email or call Miguel with the new price, status, or description and he updates the MLS. MLS rules do require reporting status changes (like an accepted offer) promptly, so quick updates protect you too.
Can I cancel if I change my mind?
Yes — cancel any time by email and the listing comes off the MLS within two business days. If you cancel before the listing goes live, any fee you paid is refunded in full; once it's live, the flat fee is earned (that's the trade for it being a one-time fee instead of a commission).
